WHAT ARE INSPECTORS' EXPERIENCES, BACKGROUND OR QUALIFICATIONS?

 

All inspectors have had many years of experience in property inspections, construction and/or engineering. In the field, an inspector adheres to a pre-defined inspection methodology, modeled on professional U.S. home inspector licensing standards, which produces highly consistent inspection results. Additionally, each inspector is required to complete yearly continuing education courses to ensure licensing guidelines are met, and to promote consistently sharp skill sets.

 

Our inspectors are also U.S. licensed, which means they have completed all educational requirements, have had a minimum of a 1 year apprenticeship, passed state and national level testing, possess the requisite minimum 5 years experience requirements, are state regulated, and/or are members of professional trade or state associations, such as the American Society of Home Inspectors (ASHI).


 

HOW LONG DOES THE HOME INSPECTION TAKE?

 

A typical Cayman home inspection requires about two to three hours to complete on-site, depending on the size and age of the home. Larger, more complex homes require more time.The condition of the property and related systems also affects inspection times. 

 

After the on-site inspection has been completed, the inspector will prepare a comprehensive report with photos and related commentary. The report will be confidentially delivered electronically, direct to your email, or in paper form if desired.

 

  

WHAT'S INCLUDED IN THE HOME INSPECTION REPORT?

 

Our comprehensive inspection report, delivered digitally, provides executive summary, specific findings, identification of potential defects, recommended remediation, and dozens of photographs. We also are available via e-mail or phone after the inspection to answer any additional questions.

 

 

WHAT DOES A HOME INSPECTION COST?

 

The cost of a home inspection varies relative to two main factors: size and age of home. Most home inspections average CI$700, but some inspections fall outside of that range because of size and/or age of home and additional inspection services added.

 

 

WHAT FORM OF PAYMENT DO YOU ACCEPT?

 

We accept major credit cards, PayPal, bank transfers, local checks and cash.

 

 

DO UTILITIES HAVE TO BE ON?

 

Yes. If utilities aren't on, we will accommodate your schedule for another more appropriate date and time.

  

  

DO YOU ALWAYS INSPECT THE ELECTRICAL, PLUMBING AND AIR-CONDITIONING SYSTEMS?

 

Yes. In addition to Structural and seven other components of a property, the Electrical, Plumbing and Air-Conditioning are considered major components, and we will always test the functionality, potential defects and safety of these systems.

 

 

IS A HOME INSPECTION DIFFERENT THAN A PROPERTY APPRAISAL or VALUATION?

 

Yes. Property Appraisals or Valuations are not designed to help a buyer or seller understand the general condition of a home and should not be relied upon exclusively for a home purchase or sale.
